FULL SERVICE
Instruction
Before our first meeting we get a “broad brush” idea of your requirements. This allows us to commence preliminary enquiries on your behalf.
Upon engaging our services, we ascertain your specifications to the finest detail. We also compile a comprehensive list of all your instructions to ensure that the entire process is not only seamless but you are not unduly disturbed.
Identification and Assessment
We then set about matching properties to your requirements. This includes sourcing “off market” properties that won’t be found on any internet site that you can get access to.
Once the field has been narrowed, we undertake inspections on your behalf and start to identify prospective purchases.
At this stage, MPBA goes the extra yard with the provision of advice on aspects you wouldn’t have considered. Those properties that have been shortlisted by us are then reported back to you.
We then accompany you on subsequent inspections to assist you in any decision.
Negotiation
The use of a skilled negotiator acting on your behalf is where MPBA can save you thousands. It’s also where knowledge of agent tactics and the use of some of our own further strengthen your position.
Purchase
The importance of framing an offer to best suit your circumstances can’t be understated. It’s at this stage that the excitement and emotion of the pending purchase can cloud judgement. MPBA remove emotion from the equation to position your interests appropriately.
PART SERVICE
MPBA offer services incorporating any of the components of the Full Service dependent upon your needs. For example you may want us to negotiate on your behalf or you may have identified a property you wish to purchase but don’t want to deal with the selling agent.
AUCTION
MPBA offers an auction bidding service where the buyer requires a particular strategy, to retain anonymity or any other reason including an inability to attend.
FEES
MPBA is committed to saving our clients from overpaying for property. In most instances, you will find that MPBA will save you more than our professional fee for service.
FULL SERVICE
(Incorporating instruction, identification & assessment, negotiation and purchase)
As required by law, these fees are negotiated at the time of obtaining authority to act. The fees are a fixed dollar amount but generally represent between 1.00% - 2.00% of the purchase price plus G.S.T.
PART SERVICE
The fee for the provision of any component of the full service option is also negotiable.
AUCTION BIDDING
MPBA will bid at auction for a fee in a fixed dollar amount negotiated prior to auction but generally around 1% plus G.S.T.
FEE FOR SERVICE (RETENTION FEE)
A $450.00 fee plus G.S.T for service will be levied at the time of commissioning the services of MPBA. This is deducted from the fee payable upon the attaining of an unconditional contract for sale.
