Case Study One:
A corporate relocation from Perth where residential property prices had boomed on the back of the mining industry. Soon after arriving on the Peninsula, a couple inspected a property that had been considerably overpriced by unrealistic vendors. The couple had first seen this particular property on the internet and had no understanding of the inferior location of the home within the suburb. Blinded by the makeover of the property and with their West Australian real estate caps on, the couple paid conservatively $80,000 over the price the market had indicated the property to be worth.
Case Study Two:
A family arrived from another major Australian city and inspected a property that had been on the market for some time. The property had done the rounds of a number of agencies and the vendors’ expectations were quite overinflated. The couple failed to conduct the requisite due diligence including the length of time the property had been on the market. He also failed to apply local market knowledge to the property. In failing to properly research this particularly difficult market, the couple gave the vendors and the sales agent a brilliant result and cost himself conservatively $45,000.
